Victoria Island vs Lekki Phase 1: Where Should Your Business Be?

Victoria Island and Lekki Phase 1 are the two busiest commercial districts on the Lagos Island side, and businesses move between them all the time. They are only a short drive apart, but they suit very different kinds of business. Here is how they compare in 2026, using asking rents from the commercial listings CW Real Estate is marketing this quarter.

The short answer

Choose Victoria Island if you are a corporate office, a bank, a professional firm or a business whose clients expect a central business district address.

Choose Lekki Phase 1 if you run a shop, a showroom, a restaurant, a lounge, a clinic or a growing team that wants more space for the money and lives on the Lekki side.

Who each area suits

Victoria Island is the commercial heart of Lagos. Head offices, banks, embassies, law firms, oil and gas and fintech companies cluster around Adeola Odeku, Ahmadu Bello Way, Akin Adesola and the Eko Atlantic edge. It has most of the city's Grade A office towers.

Lekki Phase 1 is where Lagos shops, eats and goes out. Admiralty Way and the streets around it are lined with retail, restaurants, lounges, salons and clinics, and the area has a large residential population on its doorstep. More businesses are also opening offices here to be closer to where their staff live.

What space costs

These are asking rents on CW's current listings, so final rents may be lower after negotiation.

Offices in Victoria Island: Grade A floors priced in dollars run from $200 to $450 per sqm, most around $300. Naira-priced offices run from ₦100,000 to ₦250,000 per sqm, typically about ₦150,000.

Offices and commercial floors in Lekki Phase 1: mostly priced in naira, from about ₦150,000 to ₦350,000 per sqm. Many are in newer mixed-use buildings.

Shops in Lekki Phase 1: individual shop units on our current listings ask from about ₦3.5 million to ₦17 million a year, depending on size, frontage and how close they are to Admiralty Way. Mall units sit in the same band.

Whole buildings: detached commercial properties in Victoria Island commonly ask ₦85 million to ₦240 million a year. In Lekki Phase 1, houses approved for commercial use ask roughly ₦20 million to ₦50 million a year.

The pattern is simple. Victoria Island costs more for a whole building and offers the only real Grade A office stock. Lekki Phase 1 gives you far more street-facing retail and much cheaper standalone buildings.

Traffic, access and parking

Victoria Island is easy to reach from Ikoyi and the mainland bridges, but its core streets are congested at rush hour and parking is tight. Ask exactly how many bays come with any space you consider.

Lekki Phase 1 is closer to where much of the Island's workforce and customers live, which helps both staff and footfall. Traffic on the Lekki-Epe Expressway and Admiralty Way is heavy at peak times, so visibility from the main roads matters more than a quiet back street for retail.

What to watch in each area

In Victoria Island, compare service charges carefully. Grade A buildings include a lot in the service charge, and it can change the real cost per sqm.

In Lekki Phase 1, check approvals. Many commercial spaces here are converted residential buildings. Make sure the building is approved for your use before you sign, because unapproved commercial use can lead to sealing.

So which is right for you?

If your clients judge you by your address and you need a professional office tower, start with Victoria Island. If you need customers walking through your door, or more space for your budget close to the Lekki residential belt, start with Lekki Phase 1.

CW Commercial lists offices, shops, restaurants, lounges and whole buildings in both areas.
