Overview

Idado is a compact residential community on the inland (northern) side of the Lekki–Epe Expressway, sandwiched between Agungi to the west and Igbo Efon to the east. Most people know it through Idado Estate, the gated scheme whose name has come to cover the whole neighbourhood, but the area also includes the older Baale Idado streets and a string of smaller estates such as Peaceville and Silversprings that have grown up around it.

Its attraction is straightforward value. Idado sits roughly 13 km from Victoria Island and a few minutes from Chevron Drive and Circle Mall, yet rents and prices are well below the waterside estates across the expressway. A two-bedroom flat that would cost ₦8M or more in Lekki Phase 1 can be found here for around ₦4M to ₦5M, and mini flats and self-contained units start from about ₦2M. That has made Idado a landing spot for young professionals, newly married couples and small families who want a Lekki postcode without a Phase 1 budget.

Housing is a mix: blocks of flats and mini flats along the organic streets, four-bedroom semi-detached and terrace duplexes inside the gated estates, and a growing number of newly built detached houses on 300 to 500 sqm plots that sell for ₦250M to ₦450M. Developers have been active here for a decade, replacing older bungalows with modern blocks.

Idado's weaknesses are the same ones that affect its neighbours: the interior roads are uneven, drainage is patchy and some streets flood after heavy rain, and everything ultimately funnels onto the expressway at Igbo Efon or Agungi. Buyers and tenants who choose a well-drained estate and accept the traffic find it one of the most practical addresses on the corridor.

History

Idado began as farmland and scattered homesteads belonging to the indigenous families of the Ajiran and Igbo Efon area, part of the Eti-Osa coastal belt that colonial reports in the 1940s described as marsh and forest. The name is still attached to the Baale Idado section of the neighbourhood, a reminder of the traditional head who oversaw the land before it was sold off for development.

Change came with the Lekki–Epe Expressway and the outward spread of Lekki from the 1990s onwards. As Lekki Phase 1 filled up and prices in Chevron Drive and Osapa London climbed, developers and individual buyers looked to the cheaper northern side of the expressway. Idado Estate was laid out as a gated scheme in the 2000s, and its success encouraged smaller estates and private blocks of flats on the surrounding streets.

Igbo Efon, its immediate neighbour, was formally recognised as an autonomous community in 2017, which reflected how quickly the whole axis had urbanised. Through the late 2010s and 2020s, Idado's older bungalows have steadily given way to three and four-storey blocks of flats and compact duplex estates, and Lagos State drainage and road projects have begun to address the flooding that followed unregulated building.

Location & Neighbours

Idado lies on the northern side of the Lekki–Epe Expressway in Eti-Osa LGA. Access is from the expressway at the Igbo Efon bus stop, or from the Agungi bus stop side via the internal roads that link Agungi, Idado and Igbo Efon behind the main road. The neighbourhood stretches inland towards the creek and the back of Freedom Way's eastern extension.

Agungi and its Ajiran heartland adjoin to the west, Igbo Efon to the east, and beyond Igbo Efon come Ikate and Chevron. Directly across the expressway are Ologolo, Osapa London and the Jakande / Circle Mall junction, with Pinnock Beach Estate on the waterside. Lekki Phase 1 is about 8 km west and the Chevron toll gate roughly 4 km east.

Because it sits between two bus stops, Idado residents can choose whichever junction is moving better on a given morning.

Who Lives Here

Idado is a young neighbourhood. The typical resident is in their late twenties to early forties, working in Victoria Island, Lekki Phase 1 or remotely in tech, finance, media or the professions. Mini flats and self-contained units attract graduates and single professionals, two and three-bedroom flats suit couples and small families, and the gated duplex estates house more established households who want a house rather than a flat at a mid-market price.

There is a strong rental culture; most blocks are investor-owned, and tenants move in and out regularly. Shortlet operators are active in the newer serviced blocks near the expressway. The atmosphere is busy and neighbourly rather than polished: street-level shops, barbers, laundries and small eateries are dotted through the residential streets, and the estates provide quieter pockets behind their gates.

Churches and mosques are well attended and community WhatsApp groups are the usual channel for security alerts and estate business.

Real Estate

Idado's housing stock falls into three bands. The organic streets and Baale Idado area are dominated by blocks of flats, from self-contained rooms and mini flats to three-bedroom apartments, often in three or four-storey buildings with shared compounds. Inside Idado Estate and the smaller gated schemes are four-bedroom semi-detached and terrace duplexes with boys' quarters. The newest layer is developer-built fully detached four and five-bedroom houses on 300 to 500 sqm plots, many marketed as smart homes with pools.

Typical asking rents in 2025/26 are around ₦2M to ₦2.5M for a self-contained unit, ₦3M to ₦4.5M for a mini flat, ₦4M to ₦7M for a two-bedroom flat and ₦6M to ₦9M for three bedrooms. Four-bedroom semi-detached duplexes let at roughly ₦13M to ₦20M, and room-and-parlour or boys' quarters units can be found from ₦800,000 to ₦1.5M in estates such as Peaceville and Silversprings.

For sale, four-bedroom semi-detached duplexes are listed at about ₦220M to ₦280M, detached four and five-bedroom houses at ₦270M to ₦460M, and two and three-bedroom flats at ₦60M to ₦130M. Land is scarce and mostly comes as redevelopment sites: 1,000 sqm plots have been asking ₦500M to ₦550M, which works out at roughly ₦450,000 to ₦550,000 per sqm on the best streets, with smaller or less accessible plots cheaper.

For investors, the attraction is rental depth. Flats let quickly and gross yields of 6 to 8 per cent are achievable, higher than the waterside estates. The risks are flooding on specific streets, title quality on older family land and the need to budget for boreholes, generators and estate levies.

Transport

Idado is served by the Lekki–Epe Expressway via the Igbo Efon and Agungi bus stops. From either junction, Lekki Phase 1 is 10 to 15 minutes off-peak and Victoria Island around 25 minutes, stretching to 45 minutes or more in the morning rush. Eastbound, Chevron Drive is five minutes and the Chevron toll gate about ten.

Commercial buses and BRT services run the length of the expressway, and both bus stops are busy boarding points for Obalende, CMS and Ajah routes. Inside the neighbourhood, keke and okada cover the short hops to the expressway, though many estates restrict them at the gate. Ride-hailing cars are plentiful.

The interior roads are the weak link. Some streets have been paved by estate associations, others remain sand or broken asphalt, and rain can turn low sections into standing water. Residents routinely use the back roads through Agungi to reach Circle Mall and Jakande when the expressway is gridlocked. Murtala Muhammed Airport is about 40 km away, realistically 60 to 90 minutes by road.

Schools

Idado and its immediate neighbours have a good spread of private schools for nursery through secondary. In Igbo Efon, Troika Schools, Linsy High School, Hetal School and Rex Genus School are well established. On the Agungi side, Reed School, Mapland International School (Nigerian and British curricula with a Montessori stream) and Kehsam Schools are popular, and Ajiran Community Primary School is the main public option.

Within a 10 to 15 minute drive are the larger Lekki names: Corona School Lekki in Agungi, Meadow Hall on the Alma Beach side, Dowen College and Greensprings School. Lagos Business School of Pan-Atlantic University is about 20 minutes east towards Ajah. School buses from the bigger schools pick up at the Igbo Efon and Agungi junctions, which helps families avoid the morning expressway queue.

Healthcare

Healthcare in Idado is mostly primary and private. The Igbo Efon and Agungi strips have numerous clinics, maternity homes, diagnostic labs and pharmacies, including branches of the larger chains near Circle Mall. For more serious care, residents head to Evercare Hospital on Admiralty Way in Lekki Phase 1, about 15 minutes away off-peak, or to Lagoon Hospital in Ikoyi and Victoria Island.

Public provision is available at the Lagos State General Hospital, Lekki on Orchid Road near the Chevron toll gate, roughly 10 to 15 minutes east. As elsewhere on the peninsula, a private health plan with ambulance cover is advisable because emergency response across the expressway can be slow at peak hours.

Leisure & Shopping

Idado's location across from the Jakande junction puts Circle Mall, with its Shoprite supermarket, cinema and food court, within a five to ten minute drive. Prince Ebeano Supermarket in Agungi and the Shepherds Place and Scapular Plaza retail centres nearby cover groceries and household goods, and Jakande Market and Igbo Efon Market handle fresh food, fabrics and everyday essentials at local prices.

For bigger shopping trips, The Palms in Oniru and the shops of Admiralty Way in Lekki Phase 1 are 20 to 30 minutes west, and Ikota Shopping Complex is a similar distance east. The Lekki Arts and Crafts Market at Jakande is a favourite for gifts and décor.

Outdoor options are close: the Lekki Conservation Centre with its canopy walkway is about 10 minutes east, Alpha Beach lies just beyond Igbo Efon, and Elegushi Beach is 15 minutes west. Neighbourhood gyms and a few estate pools serve day-to-day fitness, and the quieter estate roads are used for morning runs.

Dining

Eating out in Idado is relaxed and affordable. Around Igbo Efon, Charlitees Point is known for Nigerian dishes, Top Phase African Kitchen for swallow and soups, SV Lunchbox & Cocktails for a more polished lunch, and Majesty's Island Chinese Restaurant for a long-running Chinese option. On the Agungi side, Memories Kitchen and Lunch Buffet are popular for Nigerian buffets, and the Circle Mall food court adds Domino's, Cold Stone Creamery and KFC.

Street food is everywhere: suya stands at the bus stops, amala and rice bukas on the interior streets, and small cafés and bakeries at estate gates. For fine dining residents go to Chevron Drive, Lekki Phase 1 or Victoria Island.

Nightlife

Idado itself is quiet at night, but lively spots are minutes away. Top Phase Bar in Igbo Efon and Sao Café are local late-night hangouts, and Bay Lounge on the waterfront is popular for drinks with a view. On the Agungi strip, Owen's Lounge, Wind Lounge and Titanium Nightclub, with its outdoor pool, are the main venues.

Beach clubs at Elegushi and Alpha Beach are the weekend choice, and the bigger clubs of Lekki Phase 1 and Victoria Island are a 20 to 40 minute drive.

Places of Interest

The Lekki Conservation Centre is the nearest major attraction, with the canopy walkway and nature trails about 10 minutes east. Circle Mall and the Jakande junction are the everyday landmarks. The Igbo Efon Market and the Lekki Arts and Crafts Market reflect the area's local character.

Worship centres are numerous: churches of most denominations and several mosques sit along the expressway service roads and within the estates. Alpha Beach, a short drive through Igbo Efon, is the closest stretch of open Atlantic shoreline.

Security

Security in Idado depends heavily on where you live. Idado Estate and the smaller gated schemes have manned gates, perimeter walls and, in several cases, CCTV and night patrols organised by residents' associations. The open streets and Baale Idado area rely on street-level vigilante groups and gates that close at night.

Reported issues are mainly opportunistic: phone and bag snatching around the bus stops after dark and occasional burglary in unfenced compounds. Traffic robbery on the expressway during gridlock is a Lekki-wide concern. The nearest police stations are at Ilasan (Jakande) and Maroko. Tenants and buyers should favour gated estates, check street lighting and ask about the local security levy.
