Overview

Lekki County Homes is the large gated development that occupies much of the Ikota stretch of the Lekki–Epe Expressway, just west of VGC and a few minutes from the Lekki Conservation Centre. Launched by Megamound Investment Limited as a site-and-services scheme on roughly 100 hectares, it has grown over the past decade into a dense neighbourhood of terraces, semi-detached and detached duplexes, most of them built since 2015, grouped into dozens of smaller gated sub-estates behind the main County gate.

Locals use several names for the same place: Lekki County, Lekki County Homes, Megamound Estate, or simply "County". The address covers the original Megamound plots, the newer County Apartments blocks, and the many developer-built clusters (Westend Estate and others) that bought land within the scheme. The result is one of the busiest new-build markets on the Island: on any given day there are well over a thousand listings within the estate.

The appeal is straightforward. Buyers get a contemporary four-bedroom terrace or five-bedroom detached house with boys' quarters for a fraction of what the same home costs in Lekki Phase 1, inside a fenced development with central security, tarred internal roads and a management company. Renters get modern finishes, often with estate power arrangements, at ₦7M to ₦12M a year.

The trade-offs are the ones that come with rapid growth: dense construction, patchy drainage in the lower-lying sections, a busy access junction on the expressway, and an hour-plus commute to Victoria Island in the morning. For young families, mid-career professionals and buy-to-let investors, however, Lekki County has become one of the default choices on the corridor.

History

Megamound Investment Limited, founded in 1992 by Asiwaju Olumide Osunsina after a career in UK construction, had already delivered Carlton Gate Estate on the Lekki axis in 2004 when it turned to a much bigger parcel in Ikota. In partnership with Mayfair Building Society, the company assembled about 100 hectares of land between the Lekki–Epe Expressway and the Ikota creek and laid it out as a site-and-services scheme, selling serviced plots with roads, perimeter fencing, drainage and a central gate.

Ikota itself was little more than a village and a market until the 1990s, when the clearance of Maroko and the extension of the expressway pushed development east. Through the 2000s the area was known mainly for the Ikota Shopping Complex and the Conservation Centre; the land behind them was largely undeveloped.

Construction inside Lekki County accelerated sharply from around 2014 as individual buyers and small developers built out their plots, typically as blocks of four-bedroom terraces or pairs of semi-detached duplexes. Megamound added the County Apartments, a 264-unit scheme of one- to three-bedroom flats across 19 blocks with pools and gyms, to bring in a younger buyer. By the early 2020s the estate had effectively become a neighbourhood in its own right, with its own shops, schools and clinics inside the gate, and Megamound went on to replicate the "County" brand in Surulere with the Lagos State government.

Location & Neighbours

Lekki County Homes sits on the lagoon (northern) side of the Lekki–Epe Expressway in Ikota, Eti-Osa LGA, roughly 18 km east of Victoria Island. Its main gate opens onto the expressway a short distance west of the VGC gate, with the Ikota Shopping Complex and Prince Ebeano Supermarket at the junction. The estate runs back towards the Ikota creek and the Lagos Lagoon, and in its northern reaches it adjoins Ikota Villa Estate, Westend Estate and other gated developments that share the same access road.

Immediately west is the Lekki Conservation Centre and then the Chevron roundabout; Chevron Drive, Orchid Road and Osapa are five to ten minutes away. East along the expressway are VGC, Eleganza Gardens, Lake View Park and the Ajah and Abraham Adesanya junctions. Across the expressway on the ocean side lie Lekki Gardens Phase 4, Oral Estate and the Ikota–Ogombo road heading towards Okun-Ajah and the Atlantic.

Who Lives Here

Lekki County is a young-family estate. The typical resident is a couple in their thirties or forties with school-age children, working in banking, oil and gas, telecoms, tech or their own business, who bought or rented a new-build terrace as their first serious family home on the Island. A large share of owners are also investors, so there is a strong renter population, including young professionals sharing four-bedroom terraces.

Because the estate is made up of many small gated clusters, community tends to form at the sub-estate level: WhatsApp groups for each street, shared generators and security contributions, children playing in the cul-de-sacs. The main estate association handles the gate, the spine roads and relations with Megamound.

The lifestyle is practical rather than glamorous: school runs, weekend shopping at Ebeano or Novare, Sunday church inside or just outside the estate, and the occasional evening out in Lekki Phase 1. There is a sizeable diaspora-owner segment who let their homes while abroad, and a growing short-let presence in the County Apartments blocks.

Real Estate

The stock in Lekki County is almost entirely post-2014 construction. The dominant product is the four-bedroom terrace duplex with a boys' quarter, built in rows of four to eight units on subdivided plots. Next come four- and five-bedroom semi-detached duplexes, then fully detached five- and six-bedroom houses on 400 to 700 sqm plots, some with pools. Flats are concentrated in the County Apartments blocks and a handful of newer mid-rise developments offering one- to three-bedroom units with shared pools and gyms.

Typical asking prices in 2025/26: four-bedroom terraces ₦150M to ₦220M; five-bedroom semi-detached houses ₦250M to ₦320M; five- and six-bedroom detached duplexes ₦450M to ₦700M. Flats in County Apartments and similar blocks range from around ₦90M for a two-bedroom to ₦150M for a three-bedroom. Residential land, where still available, is quoted at ₦190M to ₦250M for 380 to 700 sqm plots, meaning land alone now accounts for a large share of a finished home's value.

Rents: four-bedroom terraces ₦7M to ₦8M a year, semi-detached ₦10M, detached five-bedrooms ₦12M to ₦15M, and self-contained or one-bedroom units from under ₦1M to ₦2.5M. Short-lets are common, usually ₦60k to ₦150k per night.

Investment outlook: Lekki County has delivered strong capital growth over the past decade as prices tracked Lekki Phase 1 at a discount, and rental demand is deep. The risks are over-supply of look-alike terraces, build quality that varies from developer to developer, and drainage. Buyers should insist on a proper title search (Megamound allocation plus any governor's consent), check the estate service charge, and physically inspect during the rainy season.

Popular Estates

Lekki County is best understood as an estate of estates. The most-searched names include:

  • Megamound Estate – the original Megamound plots along the main spine; the name is still used for land and older detached houses.

  • County Apartments – Megamound's 264-unit apartment scheme across 19 blocks, with pools, gyms and lifts; the main source of flats and short-lets inside the estate.

  • Westend Estate – a developer-built cluster of four-bedroom terraces that frequently appears in rental listings at around ₦8M a year.

Transport

Lekki County depends on a single artery: the Lekki–Epe Expressway. The estate gate and the Ikota junction immediately outside are a notorious pinch point because traffic from the Ikota Shopping Complex, VGC, the Conservation Centre and several other estates all merges here. In free-flowing conditions the drive to Lekki Phase 1 takes about 20 minutes and to Victoria Island 35 to 45 minutes; in the morning peak (roughly 6.30 to 9.30 am) budget 75 to 120 minutes for VI, and similar on the way back from about 5 pm.

Most residents drive. Uber, Bolt and inDrive pick up readily at the gate, and the Ikota bus stop on the expressway is served by danfo buses and the larger Lagos state buses running between Ajah, Obalende and CMS. Keke tricycles operate on the internal roads and to the market.

The LASWA jetty at Ikota, on the creek behind the estate, offers ferry services towards Falomo and Victoria Island and is the fastest option on bad-traffic days, typically 30 to 40 minutes on the water. The Badore terminal in Ajah is another ferry option. Inside the estate, spine roads are tarred; some sub-estate roads are interlocked and a few are still unfinished.

Schools

Ikota has developed a dense cluster of private schools to serve the estates, and several operate inside or at the edge of Lekki County. Well-regarded options include Master Moulders International Academy, Marbel Hill School, Podium International School, Delphi International School and Topscholars Nursery and Primary School, all offering nursery and primary with some running secondary sections. Inside VGC next door, Chrisland Schools, Russell International School and Canterbury International School are five to ten minutes away.

For the larger British- and American-curriculum schools, Greensprings School (Lekki), Meadow Hall, Corona School and Grange School's Lekki campus are 15 to 25 minutes west along the expressway, and Lagos Preparatory School and Oxbridge Tutorial College are within reach for older children.

Tertiary options nearby are the Lagos Business School at Olokonla (about 10 minutes east) and Pan-Atlantic University's main campus in Ibeju-Lekki (about 30 minutes). Creche and after-school clubs are plentiful inside the estate, reflecting the young-family profile.

Healthcare

Residents have a fair spread of private clinics within a short drive. Ikota Family Care Medical Centre and Etta Atlantic Memorial Hospital are the go-to general practices for the Ikota estates, and Lifecrest Hospital, a multi-specialist facility by VGC, is the nearest for more serious cases. Southern Gem Hospital and Baefem Specialist Hospital in and around VGC are also within ten minutes, and Blanche Dental Clinic handles dentistry.

Pharmacy chains including Medplus and HealthPlus have outlets along the Ikota and Chevron stretch, and there are several diagnostic labs at the Ikota Shopping Complex. For tertiary care, the big Lekki Phase 1 and Victoria Island hospitals (Reddington, Lagoon Hospital, Evercare) are 30 to 60 minutes away depending on traffic, which is worth factoring in for families with elderly members.

Leisure & Shopping

Daily shopping is easy. Prince Ebeano Supermarket at the Ikota junction is the area's main grocery stop, and the vast Ikota Shopping Complex behind it, with several thousand small shops, covers building materials, furniture, fabrics, electronics, phones and fresh food at market prices. Prolific Shoppers and Zetile Supermarket are smaller convenience options, and inside VGC the VGC Shopping Mall and Shoppers Place are a few minutes further.

For mall shopping and cinema, Novare Lekki Mall in Sangotedo (Shoprite, Filmhouse) is about 15 minutes east and The Palms in Lekki Phase 1 about 25 minutes west. Funderland and the gaming floor at Rufus and Bee in Ikota are popular with children and young adults.

The standout leisure asset is the Lekki Conservation Centre, literally next door, with its canopy walkway, nature trails and picnic areas. The County Apartments blocks and many sub-estates have their own pools and small gyms, and there are independent gyms along the expressway. Elegushi Beach and the beach clubs at Okun-Ajah are 20 to 30 minutes away for weekend outings.

Ikota's restaurant scene has grown with the estates. The Place and Mega Chicken on the expressway are the reliable family options for Nigerian staples, grills and quick-service meals, and Blackbell draws a younger crowd for continental food and cocktails. Home Food Kitchen and a number of small canteens inside the estate do lunchtime jollof, amala and pepper soup, and there are several bakeries and smoothie bars near the gate.

A short drive east, the Abraham Adesanya and Ajah stretch adds Domino's Pizza, Cold Stone Creamery, Chicken Republic and a run of grill-and-lounge spots, while the VGC Recreational Club restaurant is a quieter sit-down choice. For fine dining and the widest variety, residents still head to Admiralty Way in Lekki Phase 1 or to Victoria Island, usually at weekends when the expressway is kinder.

Nightlife

Lekki County itself is residential and fairly quiet at night, with the sub-estate gates closing to non-residents late in the evening. The nearest nightlife is on the Ikota and Chevron stretch of the expressway, where Rufus and Bee (sports bar and gaming) and a cluster of lounges such as Empire Lounge, Gravity and Askamaya stay busy at weekends. Slicks Bar and Uncle Vinne's Café inside VGC are low-key alternatives.

Beach clubs along the Elegushi and Okun-Ajah coast are the go-to for Sunday afternoons. For a proper night out, Lekki Phase 1's Admiralty Way and the clubs of Victoria Island are the destination, typically 30 to 45 minutes away late at night when the roads are clear.

Places of Interest

The Lekki Conservation Centre, run by the Nigerian Conservation Foundation, is the area's landmark: 78 hectares of wetland and forest with Africa's longest canopy walkway, monkeys, birdlife and picnic grounds, and it sits directly beside the estate. The Ikota Shopping Complex is a landmark of a different kind, one of the largest informal commercial centres on the Island.

Places of worship are plentiful: several Pentecostal and Catholic churches operate inside Lekki County and along the Ikota road, and there are mosques serving the community near the market. The VGC gate and park, the Lagos Business School campus at Olokonla and Lufasi Nature Park towards Abijo are all within 15 minutes, and Coney Island and the Okun-Ajah beaches are under half an hour away.

Security

Lekki County has layered security: a manned main gate with visitor logging and vehicle checks, a perimeter fence and patrols arranged by the estate association, and then individual sub-estate gates, each with its own guards and often CCTV. Most residents consider the estate safe, and violent crime inside the gates is uncommon.

Honest caveats: the sheer size of the estate and the number of construction sites mean petty theft from building sites and occasional burglaries of vacant houses do occur, and the quality of sub-estate security varies. The Ikota junction and the expressway stretch towards Ajah have had incidents of traffic robbery at night. Flooding after heavy rain is a bigger day-to-day concern than crime in the lower-lying sections.
